Troutdale planning staff provided an update of ongoing development projects and permit activity at the CAC meeting on Aug. 6.
Key items reported by Dakota Minor, associate planner: - A Type 3 conditional-use application for a childcare facility at 250 Seventh is scheduled for the planning commission in September; staff said the applicant is completing a trip-generation report for Multnomah County review. Dakota said the application has been extended to allow the county review to conclude. - A duplex in the town-center overlay was recently approved; staff received one public comment on that application. Minor said the city will continue monitoring comments and compliance with town-center standards. - Two Type 1 applications: a parking-lot modification and a retroactive permit for work done at Apollo Plumbing (staff working with the applicant and outside agencies on required water-quality/driveway measures). - Mount Hood Trail work is proceeding; the contractor missed some inspections and is working with building staff to complete outstanding items. Staff said the trail's completion target was this fall (September/October timeframe) but that the schedule depends on inspections and contractor work. - City staff reported inquiries about a large riverside property south of the RV park; Metro was reported to be the likely purchaser and to plan habitat restoration rather than residential development. Staff cautioned that floodplain and access constraints limit residential redevelopment on that parcel. - Move gym site: staff reported a lawsuit with a contractor was resolved and the property owner is pursuing permit completion to finish the former gym project; final inspections remain. - Taste of Village (hotel/restaurant conversion) remains in active interior buildout with windows being restored and work progressing toward inspections and occupancy. - A multi-townhome project on Buxton is under construction after recent plat and field revisions; framing is underway and staff have coordinated on roof-height and plat issues.
Why it matters: The updates identify upcoming planning-commission review items and potential community impacts (traffic, parking, permits and public improvements). Staff said it will continue to provide project status updates to CAC.
