Fuquay-Varina’s Town Board on Tuesday approved a text amendment (CTA-2025-04) to the Land Development Ordinance that staff said addresses multiple code improvements, including new language describing "environmentally sensitive areas," a separate gas station use category, a new projecting sign type to encompass blade and suspended signs, an alternative Type C buffer allowing masonry wall substitution for part of required plantings, and a standardized minimum townhouse lot width across zoning districts.
Planning Director Pam Davidson told the board the planning board voted unanimously on Aug. 18 to recommend approval. Commissioner Harris asked detailed questions about a proposed change to the administrative adjustment allowance for parking: under the amendment staff would be able to approve a 15% reduction in required parking by administrative adjustment (instead of the prior 10%), a process Davidson said requires written justification and exhibits to demonstrate the proposal still meets the code intent. Davidson said the change is intended to streamline approvals and allow staff to consider innovative site designs without requiring a full board appearance for modest parking reductions.
No members of the public spoke in favor or opposition during the hearing. The board moved, seconded and approved the text amendment as presented.
