The Waukee City Council approved the preliminary plat and construction drawings for Kettlestone Lakes Plats 2 and 3 during its Aug. 4 meeting. Staff said the owner is Kettlestone Lakes LLC and the applicant is Landmark Companies Inc.; the site is south of Ashworth Road and west of Grand Prairie Parkway and totals 38.66 acres. The preliminary plat identifies six outlots intended for future commercial development; Outlot Z on the south side will contain regional detention ponds that staff said will be deeded to the city as part of the overall Kettlestone regional stormwater system. Planned extensions include Southeast Kettlestone Boulevard and Southeast Florence Drive. A 10‑foot trail will be provided along the north side of Southeast Kettlestone Boulevard; street trees and landscape buffers are planned along public streets and west sides of several outlots. Public utilities will be extended through the plat, staff said. Staff recommended approval of the preliminary plat and construction drawings and answered council questions before the resolutions passed on recorded votes.
