Demolition Board of Appeals continues multiple cases, places one property back on demo list

The Lorain Demolition Board of Appeals on Thursday reviewed a slate of property cases, voting to continue most with conditions and to return one property to the city's demolition list.
Board members voted to place case PPM020103176015 (504 West 20 Fourth Street, owner: Xavier Mendez Ortiz) back on the demolition list after staff reported no correspondence or updates from the owner. The motion to return the property to the list carried on a voice vote.
Several other cases were continued to allow owners to complete repairs, provide inspections, or return with updated documentation:
- Case 702024 (607 West 20 Second Street, NIO Phoenix LLC): initially moved to the end of the agenda for lateness; when the owner later appeared the board continued the case month-to-month while the owner completes foundation and exterior work and waits for warmer weather.
- Case 732024 (4124 Meadow Lane, JW McLean Real Estate LLC / BP Realty Holdings LLC): owner reported that most work is finished and final inspections remain; the board continued the case and asked for updated photos to be submitted next week.
- Case 542024 (617 West 20 Fifth Street, Chad S. Finley): owner described progress on gas, flooring, and waterproofing; the board continued the stay pending completion and inspections.
- Case (1786 East 30 Second Street, I a I a I Properties / Justin Inez): the board continued the matter for one month conditioned on placement of a temporary orange barrier fence to address safety concerns around demolition and debris; staff said if the fence is not installed the matter will return for further action and potential assessment of costs.
- Case 1A2020 (1928 East 20 Ninth Street, Jennifer Sanchez): owner representative said work is nearly complete and the board continued the stay.
- Case 682018 (760 Oakland Ave, Jorge Chavez): owner reported inspections and paperwork in progress; the board continued the case.
- Case 402024 (1504 Lexington Ave, 1504 Lexington Ave, LLC): out-of-state owners provided updates by email; the board continued the case pending representation or further updates.
- Case 392024 (1837 East 30 Sixth Street, RGS Management LLC): property representative reported drywall and window work; the board continued the case pending inspections.
- Case 462024 (615 West 20 Third Street, Silas Bucks): owner reported work slowed by health and scheduling; the board continued the case and noted a requested extension date from the owner.
Throughout the meeting, staff emphasized the requirement that owners submit updated photos and inspection documentation before closeout. Where owners reported they had completed work, staff asked to receive photographs and inspection certificates so the department could sign off and remove properties from the demo list.
All continuances and the motion to return a property to the demolition list were approved by voice vote. The board closed the session after adding the 573 Broadway item to the agenda for a separate vote to request a licensed structural engineer's report.
