The Bandera City Council on Aug. 26 approved changing the place type for two contiguous parcels (lots 54 and 55, legal IDs 152124 and 152125) from P‑3 (neighborhood) to P‑4 (neighborhood mixed).
Why it matters: The rezoning aligns the two lots with surrounding properties and the council heard that the change could encourage more activity and sales tax revenue near Main Street.
What happened: City staff explained that George Tinsley submitted the application on July 1 and that certified notices were sent to adjoining property owners; staff reported two calls and no formal objections. Staff said an existing home on the property had been rented in the past but was not currently occupied. Owner George Tinsley was present. A resident urged the council to approve the P‑4 designation to encourage mixed use and bring additional sales tax to the area.
Council action: Councilmember Debbie Green moved to approve the place-type change; Jeff seconded. In discussion, councilmembers said the requested change fits with surrounding P‑4 and P‑5 properties near Main Street and the park, but cautioned that future requests deeper in residential areas would require close consideration. The motion passed unanimously, 4–0 (Lynn Palmer absent).
Ending: The two parcels will be reclassified to P‑4 per the council vote; the city clerk will update zoning maps and records to reflect the change.
