Planning staff and the commission on Aug. 12 recommended approval of a future land‑use amendment and rezoning for about 21 acres identified as the Summit at Wolf Lake Ranch Phase 3.
Jean Sanchez said the applicant seeks to change the future land‑use designation from mixed use (which permits up to 15 dwelling units per acre) to residential very low suburban (allowing up to 2 units per acre) to align Phase 3 with the lower‑density character of adjacent Wolf Lake Ranch phases 1 and 2. The companion rezoning request would change zoning from MUES GT (mixed use/eshore gateway) to RSF‑1B (residential single family large lot) to allow 42 single‑family homes consistent with the proposed designation.
Commissioners asked whether adjacent parcels to the north were part of the application; applicant representative Tom Daley and project designer said those parcels are not included in the current application and that approvals apply only to the 21‑acre Phase 3 area. Staff and the Development Review Committee recommended approval; Commissioner Washington moved to recommend approval of the future land‑use amendment and Commissioner Woods seconded. The motions carried. No construction approvals were granted at the hearing — engineering, plats and site plans will be reviewed in subsequent steps.
