Planning Commission Recommends Zoning-ordinance Cleanup Amendments to Council

The Planning Commission voted Aug. 26 to recommend city council adopt a set of zoning-ordinance cleanup amendments designed to clarify several provisions of the newly updated zoning ordinance. The amendments are intended to fix omissions and clarify procedural expectations that staff identified while applying the new code. Community Development staff said most items on the cleanup list arose during regular administration of the ordinance — for example, when staff and applicants needed clearer guidance about when a scaled site plan versus a sketch plan is required. Kristen told the commission that many of the proposed edits come from day-to-day questions raised when processing residential zoning certificates and applications. Commissioners discussed being able to require a proportionally scaled drawing or simple scaled sketch rather than a full architect-stamped set when the proposed changes to a site are minor. Staff and commissioners agreed to include a second round of edits (a Round 2 list) for additional clarifications, including more explicit scaling requirements for sketch plans used for administrative review. The commission opened and immediately closed a public hearing on the amendments, with no public comments received. The commission’s motion to recommend approval passed on a roll call; the item will proceed to city council for final consideration.
