Council orders appraisals for City Hall property and 3501 Griffith lot

City Council approved an appraisal proposal from ZBRE Inc. to value several city-owned properties, including the City Hall parcel and a vacant residentially zoned lot at 3501 Griffith (motion M8125).
Community Development Director Kristin Kaplansky said the 3501 Griffith parcel is vacant, residentially zoned and currently has a parking overlay; an adjacent property owner has expressed interest in expanding parking. "Before we're able to have those sorts of conversations with anyone, we really need to know what the market value of that is," she said.
Kaplansky said staff also requested an appraisal of the City Hall property to assist in planning: the earlier facilities assessment suggested maintenance costs that could exceed the building’s future market value, and the spatial study will inform whether continued investment or alternative options are appropriate. Staff told council that appraisers could begin after contract award and expect to deliver a report in about a month.
Council approved the item by roll call; staff said the appraisal work is budgeted in the municipal services budget.
