Committee approves minor PUD change to Harbor House (Fox Haven Square Building 4); staff recommends simpler overhang

The Planning and Development Committee approved a second minor change to the Harbor House (Fox Haven Square Building 4) PUD that reduces the building from a previously proposed two‑story rooftop deck to a single story, shifts the entrance, modifies the roofline and alters window placement and exterior details. Staff said the changes were requested by Parker Hospitality, which cited construction cost increases as a reason for the revisions.

A key design issue was a proposed cantilevered overhang above an outdoor patio on the north side adjacent to Kirk Road. Staff said the proposed cantilever is more substantial than the PUD’s prior deck overhang and recommended a simpler shed roof overhang for aesthetic reasons and reduced massing. The project architect told committee members the cantilever reduces cost and fit the design aesthetic. Committee members asked for additional aesthetic treatments—brick knee walls, trim, or softer window treatments—and the committee approved the minor change while asking the applicant to consider those aesthetic refinements.

Next steps: engineering plans remain under staff review; staff will continue to coordinate final elevations and materials as the project advances toward permitting and construction.
