HPC approves replacement of unsafe front stoop at 302 North First Street

The Geneva Historic Preservation Commission voted Aug. 19 to approve replacement of the front stoop and adjacent sidewalk at 302 North First Street. Staff presented the property history, noting original construction in the mid‑1800s and later alterations; the present porch/stair material dates are uncertain but existing photos and Sanborn maps show a full front porch historically. The application focuses on the front stoop, which staff said has pulled away from the wall and is unsafe to use as a primary entry. Applicant Matt Sanchez told the commission he had consulted a mason who concluded the stoop is beyond practical repair and recommended rebuilding on a solid base. Sanchez said the side stoop (already replaced under a 2011 permit) would be used as a design reference for the replacement and that returning historic stone veneer later could be considered. Commissioners noted the public‑safety concern, discussed veneer and future masonry options, and suggested designing a ledge to allow later application of a stone veneer. The commission moved and seconded a motion to approve the proposed concrete replacement and sidewalk repair; roll‑call votes recorded all present commissioners voting yes.
