Trustees approve multi‑tenant plaza sign on Bell Road after adding color and font conditions

The Village of Homer Glen Board of Trustees approved a sign variance on Aug. 28, 2025 allowing a multi‑tenant pylon sign with nine tenant panels and a sign face larger than the code’s standard at 15741 South Bell Road. Trustees attached conditions that the second panel may not show a business description such as “oil change” (it must remain blank or show the tenant name); if fewer than nine panels are filled by tenants the unused panels must be replaced with blank panels; Tuffy’s wall sign must be removed and the building facade restored; and all plaza businesses must be registered in good standing with the Illinois Secretary of State. Rob Vanderwood, the property owner, told trustees he prefers a colored sign rather than black‑and‑white renderings presented to the planning commission; trustees amended the motion to require color and tenant‑specific font choices. Vanderwood said he expected tenants to submit their names for the panels. Trustees noted the sign would help customers find businesses that have been affected by road construction along Bell Road and said the color rendering makes the sign less stark than the black‑and‑white example. The amended motion passed on roll call.
