The Village of Homer Glen Board of Trustees unanimously approved variances that let a homeowner at 16302 South Bell Road build a larger accessory building with a higher peak and additional garage bays facing the street.
Staff told the board the lot contains 51,908 square feet—well above the minimum for the R‑4 district—and the proposed accessory structures would keep the property well under the village's lot‑coverage and impervious‑surface limits. The petitioner said the new garage will be sited on the north side of the house and that retaining walls and foundation work will be required because of a drop in grade on the lot.
Trustees asked about topography and construction details; the petitioner said the design will include a foundation pour and a retention wall of several feet. Staff noted the petitioner intends, in the longer term, to convert the existing garage to living space and remove two garage doors from that existing façade, leaving the new bays as the primary vehicle entries.
Outcome: The motion carried on a roll‑call vote; trustees approved variances for increased accessory square footage, an increased peak height and allowance of five garage bays facing the public right of way where three are normally permitted.
