Jack Carswell, planning and zoning administrator, told commissioners that the 1,296‑square‑foot addition (982 square feet of main addition plus a 314‑square‑foot covered patio) did not raise staff concerns, and tree preservation issues were addressed because two rear trees lie outside construction impact zones. Taylor Houston of Agape Construction described the work as a wrap‑around rear addition and mudroom to give the growing family more living space and said the team will avoid protected trees and install an on‑site dry well to handle stormwater. “We’re well within all the setbacks and avoiding as many of the existing trees as we can,” Houston said.
Sam Wallach moved to approve and Laura Ragsdale seconded. The motion passed 6–0. Staff told the commission the next step is building‑permit application and confirmation of final construction details and dry‑well placement.
Outcome: Approval 6–0; standard permit review and technical plan checks to follow.
