City planning staff told the Planning Community Design Commission on Aug. 7 that construction at the Irvington Place development has progressed into framing phases and tenant permit reviews are underway.
Carlos Trejo, director of planning and community development, said framing inspections are being scheduled in phases and staff are coordinating initial plan reviews with tenant fit‑out teams. "The framing is going in. We have all the plans, and today we were going through those, for the initial review comments," Trejo said.
Staff said tenant work that was submitted earlier in the year required coordination because shell plans and tenant fit‑out plans had diverged in some locations; staff are working with developers and tenants to resolve plan mismatches. The commission was told the landlord should ensure tenant plans match the final shell to avoid back‑and‑forth review delays.
City staff and a commissioner noted Brass Tap and other tenants have targeted openings in the winter season; staff said Brass Tap has indicated a timeframe just after Thanksgiving. No formal action or permits were reported as denied; staff said they are processing reviews and will issue permits when plans align with the constructed shell.
The commission did not vote on any Irvington Place items at the meeting.
