Kearney planners recommend rezoning Cottonwood Creek addition and approve preliminary plat amid resident drainage concerns

The Kearney Planning and Zoning Commission on June 9 recommended the Board of Aldermen approve rezoning 7.405 acres in the Cottonwood Creek subdivision from C (general commercial) to RP‑1 (low‑density residential plan district) with a concept plan, and the commission approved a related preliminary plat amendment. Both motions carried unanimously by the four commissioners present.

The actions would create 22 single‑family lots and two common open‑space tracts on the northwest quadrant of Nation Road and 92 Highway. Staff told the commission the proposal averages about 3 dwelling units per acre, with individual lots ranging from about 6,937 to 12,812 square feet and an average lot size of roughly 9,007 square feet. The developer proposes 12 narrower lots along the west side of the new street and 10 wider lots along the east; staff said the RP‑1 plan is intended to allow reduced lot widths so long as overall density standards are met.
