The Yellowstone County Board of Commissioners voted to approve County Zone Change 728 on July 22, rezoning two parcels at 4449 and 4511 Central Avenue from Agriculture to N4 (large‑lot suburban neighborhood). The change applies only to two 0.8-acre parcels at the south end of a roughly 60‑acre property; the remainder of the tract will remain in agricultural zoning for now.
Tate, a City‑County Planning staffer, told the board the rezoning is intended to bring two existing residential homes into compliance with surrounding residential uses. "The existing homes are currently non compliant with the agriculture zone district, which has a 10 acre lot minimum. So this zone change will allow those homes to be brought into compliance, and allow for the subdivision," Tate said during the public hearing.
Brody Robertson, agent for the project, spoke in support and said he and the applicant were available to answer questions. After a brief public hearing with no opposition, a commissioner moved to approve County Zone Change 728 as presented, the motion was seconded, and the board voted "aye."
