The Board of Aldermen voted Aug. 26 to approve a conditional use permit for Zenzia Coffee at 8121 Maryland Ave., allowing a 1,200-square-foot restaurant with 45 indoor seats and eight outdoor seats in the Maryland Gateway Overlay District.
Planning staff reported the business will operate daily from 6 a.m. to 8 p.m., that deliveries will use the alley and that no off-street parking waiver is required for a restaurant under 3,000 square feet in the CBD. The Planning Commission unanimously recommended approval at its Aug. 18 meeting and staff recommended approval to the board.
Alderman Beuse moved adoption of Resolution 2025-23 granting the permit; the motion passed unanimously. Planning staff noted the applicant indicated they import and roast Colombian coffee and are preparing for occupancy. The board did not set a ribbon-cutting date at the meeting.
