The Planning Commission/Architectural Review Board on Aug. 18 approved a request to allow window coverings and window signage on the ground-floor tenant space at 7447 Forsyth, granting a modification under section 4 2 5 1 1 0 of the sign regulations.
City planner Ryan presented the file, describing the property as a C-2–zoned site in the Forsyth Station TOD and saying the tenant proposal would cover 26.2% of the window area and "cover less window area than previous tenants" while concentrating graphics near the top and bottom of the windows. Ryan said staff find the proposal to have "a minimal visual impact" and recommended approval as submitted.
The commission heard briefly from the tenant representative, identified in the record as Mr. Cole, who told the board he had "no. I don't. I just appreciate the consideration here tonight" and confirmed the sign had not yet been installed: "No. It is not. I was seeking approval before we had Landmark Sign come out and install it for us." Commissioners who commented said they agreed with the staff analysis, called the design appropriate for the recessed storefront and said the treatment improved a previously dark corner.
On a voice vote, the board approved the staff recommendation to grant the sign modification and permit the proposed window coverings and signage as submitted.
The approval allows the tenant to proceed with the window signage under the modification pathway cited in Ryan's report; it does not change the underlying zoning for the property or create a broader amendment to the city's sign code.
