Fenton planning items: accessory storage building approved with conditions; resale shop cleared for special use permit

The Board of Aldermen reviewed Planning & Zoning Commission recommendations on Feb. 13 and approved a conditioned site-plan for an accessory storage building for Lexicon Construction and a special use permit for a resale/consignment shop at 630 Gravois Road.
Amy (community development staff) told the board that the petitioner for Lexicon Construction submitted revised plans after staff packets were distributed. The revised plan reduced the accessory building by about 525 square feet to a proposed 4,900-square-foot structure, relocated it away from an on-site sewer line and moved it outside the preliminary 100-year floodplain. "Dan Howard did have a chance to look at the revised plans. He agrees that it's no longer in the floodplain, and so it will not require a floodplain development permit," Amy said.
Staff described the building exterior as metal siding and noted the zoning code requires compatible exterior materials with the principal building. The petitioner submitted color samples; staff said the preferred sample was "burnished slate" with charcoal as an alternate. Staff recommended approval with conditions that include: painting according to the provided samples (or similar color compatible with the existing building); municipal building permits required; minor site-plan changes required by Fenton Fire Protection District may be approved by the community development director; and compliance with all applicable city codes and ordinances. The board approved the recommendation.
Separately, the board approved Planning & Zoning case 2025SUP03, a petition by Wicked Finds Resale Consignment Shop LLC to operate a used merchandise store at 630 Gravois Road in the Old Town 2 District. Owner Christine Wick corrected the advertised hours during her remarks: weekday hours were unchanged but Sunday hours will be 10 a.m. to 3 p.m., not the longer span described earlier. The establishment will sell consigned formal wear, event items and vintage furniture and decor. Staff indicated the petitioner had met permitting and insurance requirements.
Planning & Zoning also continued discussion of code amendment case 2024TXT12 (comprehensive development plan amendment) and noted a separate request for outdoor storage special use at 1741 Rudder Industrial Drive was pending review earlier in the commission's packet.
Votes: the board voted to accept Planning & Zoning's recommendations on the Lexicon site plan and Wicked Finds special use permit by voice vote; each approval included the staff-recommended conditions.
The board directed staff to prepare any necessary building-permit materials and to ensure fire-district comments are incorporated or addressed by the community development director where applicable.
