The architect, Justin Cook, said the garage siding and trim will match the house; the board asked the applicant to ensure siding width and trim configuration match existing conditions. Because the lot and garage location involve a steep grade and an existing retaining wall, board members recommended furring or stepped formwork so the siding can follow the grade and terminate about eight inches above grade on the north and a portion of the south elevations. The applicant agreed to coordinate final details with the contractor and to submit photos of the house for verification.
The board also asked for modest architectural cues to reduce the plainness of the garage face visible from the street: add a rectangular gable vent in the front gable and make the header over the overhead door slightly taller. Finally, the board said the soffit configuration (flat vs. sloped) on the new garage should match the house; the applicant agreed to verify and match the existing house detail.
A motion to approve 316 Spring Avenue with the listed understandings passed unanimously as recorded.
