The Webster Groves Architectural Review Board voted to approve a requested FAR increase for 12 East Glendale Road that will allow the homeowners to add two bedrooms and a bathroom above the existing rear garage. The approval was contingent on keeping the addition within the current building footprint and not increasing lot coverage.
David Hercules of Hercules Design Build and homeowners Dave and Krista Lieber told the board the addition is needed to accommodate several children in the household and that they sought permission for up to a 0.4 FAR so they could add bedrooms efficiently without expanding the house footprint. Hercules said the applicants had provided contextual photos and a conceptual plan and that they planned to return with final elevations and a full design after the board’s FAR decision.
Board members said they were comfortable granting a FAR increase because the proposed addition would not expand the footprint or site coverage and would be largely behind the house when viewed from the street. The board’s motion approved the FAR request “as submitted” with the stipulation that the additional floor area remain within the existing footprint and not expand site coverage. The motion passed by voice vote.
