Erath County approves two replats and clears final plat for 100 X Cabins Phase 2

Erath County Commissioners Court approved multiple land-development items Monday, including replats for LaSombra Estates Lot 1 and Mountain Lakes Lots 101 and 102, a variance related to legacy engineering paperwork, and final plat approval for 100 X Cabins Phase 2.
The actions clear property-division and subdivision steps that will allow property owners to proceed with land use and permitting. County staff said the changes meet current setback and septic requirements and presented site reviews to the court.
County planning staff member Jason summarized the first replat, saying, “This is a a fairly typical replat. This is a platted subdivision LaSombra, and the landowner the property owner just wanted to divide their lot into 2 portions.” Jason told the court both lots meet the county’s two-acre minimum for septic and water requirements and that staff performed a site visit with no floodplain issues.
For Mountain Lakes, Jason said the combined lot sits adjacent to the lake and that a small portion of flood plain is limited to the boat dock area; he said building sites meet setbacks and the county engineer approved the submission. The court approved the LaSombra Lot 1 replat on a motion by Commissioner Ray and a second by Commissioner Stevens; the Mountain Lakes replat was approved on a motion by Commissioner Stevens and a second by Commissioner Buck.
The court also addressed 100 X Cabins Phase 2, a project that had been operating under the county’s older 2020 development rules. County staff described a missing engineer-certification letter required under the old rules; the county’s updated regulations no longer require that specific certification. Planning staff said drainage and roads for the project have been completed to plan and staff had conducted site inspections.
Planner Gardner told the court he had prepared a written variance request arguing the exemption would not harm public health or safety, is unique to the parcel because it was filed under the prior rules, and would prevent hardship to the owner if the court required a certificate that staff expects will never be provided. After the court granted the variance, the court approved the final plat for 100 X Cabins Phase 2 on a motion by Commissioner Buck and a second by Commissioner Stevens.
Decisions: all motions were approved without recorded opposition. The approvals allow property owners to pursue permits and next steps under county rules. No further conditions or contingencies were placed on the approved replats or the final plat in the public record of the meeting.
The county clerk will record the plats and the approvals will be reflected in the official subdivision and permitting files; any subsequent permits (for septic, water or building) will be issued through the county permitting process.
