Council approves rezoning of about 2 acres near Peter Rabbit to R‑12 after property exchange

Santaquin’s City Council voted to adopt an ordinance rezoning approximately 2 acres near the Peter Rabbit area from public facilities to residential R‑12 zoning after staff said the change was part of a property exchange intended to enlarge a park and provide future flood protection.

The mayor said the rezoning "takes care of one of the trades that took place and gives us an opportunity to not only have a much bigger park" and described negotiations with a developer and a federal contract constraint that prevented federal purchase of property. Jason, a staff member, said the rezoning was largely procedural: "this is almost a formality of just cleaning up a zone" and noted the planning commission recommended the change after a public hearing.

Councilmember (name not specified) moved to approve Ordinance 01012025 amending the zoning map to rezone approximately 2 acres of parcel 3240006 from public facilities to residential R‑12; a second was recorded and the council voted in favor.

Staff said the rezoning resulted from negotiations and a land trade with a developer and that the change restores the residential designation consistent with the negotiated exchange. The ordinance includes standard severability language and an effective date; staff told the council they had invested substantial work to finalize the negotiations and zoning cleanup.
