The Planning Commission voted to recommend approval of GP 24‑04 and Z 24‑16 for BC Park, a development on Power Road south of Galveston and north of Williams Field Road, after staff and the applicant agreed to an amended condition language for right‑of‑way dedications.
Sandra (staff) said the request reclassifies approximately 4 acres of the eastern portion of the BC Park site from General Office/Business Park uses to General Commercial and requests rezoning to Community Commercial for that portion to better serve existing office uses on the western portion of the site. The project includes a requested deviation to landscaping where the applicant sought a 0‑foot reduction when property lines abut internal parking lots or drive aisles.
Staff told the commission that a neighborhood meeting was held and no residents attended; there were no public speakers at the hearing. Sandra said that since publishing, staff and the applicant had discussed the dedication and abandonment language for rights‑of‑way (Tulsa, Oak Court and Sparrow Court) and recommended an amended stipulation that staff and applicant work to reach mutually agreeable language before Town Council. Greg Davis (applicant representative) confirmed staff accommodated the request for additional time to resolve technical right‑of‑way language.
The commission voted to recommend approval of GP 24‑04 and Z 24‑16 (motions carried 7‑0), with the record noting the amended condition for staff‑applicant agreement on the right‑of‑way wording before Council.
