The Planning Commission provided general feedback on a design review (DR2523) for Mari Boba’s Warehouse, a proposed office/warehouse development on Houston Avenue in the East Valley Commerce Center.
Sandra (staff) described the 0.66‑acre site and said the applicant proposes a roughly 9,500‑square‑foot building with about 2,900 square feet of office and 6,500 square feet of warehouse. The project meets the parking requirement (19 required, 20 provided) and generally conforms to development standards; landscaping will use drought‑tolerant species and meet or slightly exceed minimum requirements, though SRP easement constraints limit planting along the eastern property line.
Commissioner Anderson asked whether Fire had reviewed the layout; Sandra said the plan was returned for corrections related to fire access. Commissioner Davis and others focused comments on building materials and elevations; Davis suggested additional or different materials (stone veneer, metal accents) to avoid blank stucco planes and to make the building feel more contemporary. Sandra noted the applicant invited commissioners to visit two precedent projects in Tempe and Midtown Phoenix to see materials and detailing.
No formal action or vote was taken; staff and the applicant were asked to refine elevations and to address comments on fire access prior to the next submittal.
