The Lake Havasu City Planning and Zoning Commission on March 19 approved Resolution 25-02, amending the parking-in-common master plan for 3433 Maricopa Avenue (Tract 2217, Block 18, Lots 18โ20 and Parcel G). The commission voted 7-0 to relocate the required parking from the front of the property to the north-central portion, enabling the site's front area to be used for a customer product display for a building-materials business.
Staff said the property sits on Maricopa Avenue between Lobo Drive and Pecos and is zoned Commercial Southgate District (C-SGD). The application proposes to use existing screened storage areas and a former 20-foot remnant parcel the applicant purchased from the city for improvements along the Maricopa frontage. Proposed frontage work includes an entryway, catch basins and landscaping; engineering and utility comments will be addressed during design review.
Applicant Lenny Matzorff told the commission that one of the lots (addressed 3429) had previously been approved for the intended use when he purchased it; he said the current amendment simply "marry[s] them all together." No members of the public spoke in opposition during the hearing.
Staff reported the applicant secured approval from 3 of 4 property owners within the block, meeting the city's 75% requirement for this area. Staff recommended standard conditions: the development must substantially match the approved site plan attached to the resolution; design review is required to ensure compliance with city codes (including driveway locations and parking); and any deed restrictions that must be amended should be recorded with Mohave County.
Commissioner Joan DeZurro moved to approve Resolution 25-02 (land use action 25-4715) with the stated conditions; the motion passed 7-0. The approval modifies the parking-location designation for the parcel but does not itself grant building permits or final permits for site improvements.
Design review and engineering review remain required next steps; any utility or drainage issues flagged by engineering must be addressed before permits for construction or frontage improvements are issued.
