The Dallas Planning Commission voted unanimously to grant a sign‑code exception for a tenant identification sign at West Valley Industrial Park, allowing a sign moderately larger than the 6‑foot/48‑square‑foot standard.
City planner Chase explained the sign code contains a separate exceptions process (Dallas Development Code chapter 3.6) and staff recommended approval because the number of tenants and the site setback justify additional sign area. Chase told commissioners the proposed sign dimensions were roughly 69 inches by 110 inches and that the sign is set back farther from the roadway because of a former railroad right‑of‑way. "Due to the number of tenants within the site, a sign meeting the standard size . . . wouldn't necessarily provide adequate space to list the tenants," Chase said.
Applicant Ken Perkins spoke in support and said the lots in his industrial park are already spoken for by local businesses and Polk County tenants. Perkins said he plans to invest in a higher‑quality sign and that he does not intend to internally illuminate it; he noted some tenants had asked for lighting but he prefers an externally directed landscaping light.
Commissioners asked whether the sign would be oriented parallel or perpendicular to the road; Perkins said the sign will be two‑sided and visible from both directions and that it would not block traffic sightlines. No members of the public testified.
Commissioner Rich Spofford moved to approve the exception; Commissioner Mary Newell seconded. The commission voted verbally and the motion passed unanimously (Commissioners Swanson, Kawash, Schulte, Spofford and Newell voting yes). The planning commission will mail an order reflecting its decision to the applicant and participants of record within 10 business days.
Staff noted this sign exception was brought to the commission because sign exceptions were moved from a staff decision to a commission decision in a prior code change. The item was treated as a Type‑3 land‑use decision under the Dallas Development Code.
