Conservation commission approves modified permit for new home with drainage and typo correction condition

The Inland Wetlands and Watercourses Commission on Wednesday approved a modification to an existing permit (IWWC 25‑1) to allow construction of a new house with required LID drainage improvements and a corrected equipment specification.

The approval matters because the applicant added stormwater controls intended to keep runoff off neighboring properties and out of the lake and reduced the project's impervious coverage, changes the commission said lower long‑term erosion and water‑quality risk.

Applicant representatives told the commission they installed a swale at the toe of the driveway that feeds a linear trench drain roughly 4 feet long and routes roof and driveway water into an underground recharge chamber. “So, at least we're we're collecting that water,” the applicant representative said, and added they designed the underground recharge chamber as a 1 50 HD drainage chamber and sized the system using a 100‑year storm as a conservative assumption. The applicant also reported reducing impervious surface from about a 6.5% reduction in an earlier plan to an 11.9% reduction by removing crushed‑stone planter areas.

Staff confirmed receipt of the specifications and noted one numeric discrepancy in the drawings: a sheet called out a different drainage chamber size. The commission voted to approve the modification with a condition that the applicant submit the corrected specification file to the office before final filing. The applicant said an existing bond from the original application remains in place.

The commission recorded the motion to approve IWWC 25‑1, added the condition to file the corrected spec, and approved the project (unanimous with one abstention).
