Planning board approves Summit Crossing Section 1 final plats for Phases A and B

The Reynoldsburg Planning and Zoning Board unanimously approved final plats for Summit Crossing section 1, Phase A (24 lots) and Phase B (58 lots), a residential subdivision proposed by MI Homes of Central Ohio LLC.

Staff said the overall development covers about 69.4 acres in the RM (residential medium) zoning district. Phase A and Phase B approvals are the next step after the project’s preliminary plat was approved Nov. 7, 2024. Staff recommended approval of both final plats contingent on corrections to sheet notes, clarification of building setbacks, reserve identification, and engineering comments; the plats must be revised to the satisfaction of city staff before being forwarded to City Council.

During the presentation, staff displayed the approved preliminary plat and noted the project’s overall target density of roughly 9.6 units per acre and an intended parcel for a future apartment complex. Board members asked for clarification of the map and lot layout; staff explained the parceling and confirmed the apartment parcel would be separately platted. With no public opposition and only technical questions from board members, the board voted to approve both final plats with the staff conditions.

The motions passed on roll call votes with all members present voting yes. The approvals were procedural final-plat actions: both plats must be revised according to the staff and engineering review comments and returned in final form for transmittal to City Council.
