The action matters because the property sits in the Old Reynoldsburg Commercial District, where the planning board must approve signage through a certificate of appropriateness. City staff told the board the site previously received a variance increasing the number of permitted wall and projecting signs and that the comprehensive sign plan approved May 2, 2024, governs tenant sign locations for the development.
A city planning staff member said the Edward Jones tenant is identified as tenant E on the comprehensive sign plan and that, under previous approvals, two wall signs and one projecting sign are permitted for that tenant. The staff presentation listed the proposed sizes: a wall sign at 33 square feet and a projecting sign at 17 square feet; both sizes matched the comprehensive sign plan and the earlier variance. The staff member said, however, that the proposed wall sign was shown on the left side of the elevation while the comprehensive sign plan locates sign E3 on the right side and recommended approval with conditions that the applicant "locate wall sign E3 on the appropriate location based on the approved comprehensive sign plan" and "revise their drawings and other materials to show a final set of plans that meet the approved certificate of appropriateness conditions to staff satisfaction." The staff also referenced applicable sign standards in the city code as "11 o 5 dash o 3 c."
Keith Cobb, representing Light Tech Lighting and speaking for Edward Jones, said the requested relocation "is fine," asking only why the location mattered. "So you said pretty much everything is I mean, having that move to the right. That's fine," Cobb said.
Chairman (unnamed) moved to approve the certificate of appropriateness subject to staff conditions; Theresa Albi seconded. The board voted in favor of the motion; members present recorded affirmative votes and the motion passed. No amendments were offered. The staff conditions require the applicant to submit revised drawings showing the relocated wall sign and to obtain staff sign-off on the final plans.
Staff noted the site had previous related approvals at a Board of Zoning and Building Appeals meeting on May 19, 2022, which established approved signage locations for the overall 0.648-acre site and identified tenant signage allowances used in the current review. The board's approval completes the local certificate-of-appropriateness step; the applicant must comply with the condition to place sign E3 on the right side and file final plans with staff.
Absent additional filings or appeals, the applicant will proceed to install the signs consistent with the revised, staff-approved plans.
