County approves rezoning for Bluffton Road Logistics Park for production center

Allen County Commissioners voted March 14 to rezone 56.43 acres at 10727 Bluffton Road in Pleasant Township from R1 single-family residential to I2 general industrial to allow a production center with two outlots, a primary development plan described as a distribution/production facility with outdoor storage.
Jacob Rose of the Department of Planning described the site as farm field now adjacent to existing I2 zoning on multiple sides and located within the Bluffton Road East Economic Development Area. He said the Plan Commission approved the rezoning and primary development plan unanimously, 7–0.
Commissioners expressed concern about outdoor storage visible at other sites along the corridor and asked what would be stored outdoors and how it would be screened. Rose said typical outdoor storage tied to distribution centers is either product or parked semitrailers awaiting loading and unloading, and he confirmed the applicant had not yet identified a specific tenant or client.
Planning staff noted the project is consistent with the All In Allen comprehensive plan, which designates the site for production-center uses. Commissioners voted to approve REZ-2025-0002 by motion; final engineering, tenant identification and screening measures will be handled through subsequent plan approvals and permitting.
