Allen County Commissioners approved rezoning case REZ20250006 to change about 22.35 acres from A1 agricultural to R1 single-family residential for a 17-lot subdivision on Acerra Way in Perry Township.
Planning staff told commissioners the property is adjacent to existing R1 neighborhoods and sits within the county’s targeted growth area. The Allen County Plan Commission forwarded the request with a 7-0 favorable recommendation. Staff said the proposed lots exceed the county’s minimum 6,000 square feet requirement and the developer adjusted infrastructure—moving a cul-de-sac street light and widening the cul-de-sac—to improve compatibility with the adjacent Cascada neighborhood.
A remonstrator at the public hearing raised concerns about construction traffic and preserving the small-community feel of Cascada; planning staff noted the subdivision will use the existing Cascada entrance and that the addition would bring the entrance total to 104 lots per that single entrance. The applicant indicated a preference for an estate-style product with custom homes.
A commissioner moved to approve REZ20250006 (A1 to R1 for a 17-lot single-family subdivision); another commissioner seconded the motion and it carried.
