City planning staff presented the Accent Daytona major site plan, a proposed mixed-use redevelopment north of International Speedway Boulevard bounded by Bay Street, Ridgewood Avenue and Palmetto. The site plan covers about 7.20 acres in the Delta West planned-development district.
Planning staff described the project as a 304-unit multifamily development with 3,200 square feet of office space and associated parking and site improvements. “The project itself is… a mixed use development consisting of 304 multifamily units, 3,200 square feet of office space,” staff said. The development team said the design conforms to the Delta West PD agreement and that parking meets current requirements.
During questions, representatives confirmed the commercial portion is one single-floor, 3,200-square-foot building and that the developer intends to set aside 50 affordable units and additional units for teachers and first responders under the proposed agreement. Staff said remaining approvals include FDOT drainage/permit review; if site-plan approval is granted, the applicant will submit to FDOT for the permit.
A motion to approve the Accent Daytona major site plan was made, seconded and passed by voice vote; staff noted the approval will move to the City Commission for final action.
Ending: Staff estimated site work could begin this summer with an 18–24 month build timeline, subject to FDOT and commission approvals.
