The Landmarks Preservation Commission on March 25 approved an amendment to a previously authorized rear‑yard addition at 1014 Fifth Avenue in the Metropolitan Museum Historic District to adjust the design of the top‑floor terrace.
The amendment modifies the terrace’s wing walls and trellis: the design team from David Chipperfield Architects proposed framing a large east-facing opening with masonry end pieces and a header, adding smaller openings to the north and south walls, and lightening the timber trellis so the terrace admits more light to adjacent light wells. The project team said the changes “better embed the terrace in its context” while maintaining the terrace’s primary east-facing orientation into the courtyard.
Community response and commission action: Community Board 8 reviewed and unanimously recommended the refined design in February; Friends of the Upper East Side’s preservation committee testified in support at the LPC hearing. The commission voted to approve the amendment by a 7–0 vote with none opposed.
Why it matters: The approved changes are limited to the private rooftop terrace and are not visible from public thoroughfares, the commission noted. The amendment preserves the previously approved volume of the addition and alters the terrace enclosure to create an “outdoor room” with softer brick wing walls and increased daylighting to adjacent light wells.
Next steps: The applicant will proceed with construction consistent with the amended terrace detailing. The approval does not change the previously approved primary massing and will be implemented under the original certificate with updated drawings reflecting the terrace refinements.
