The Landmarks Preservation Commission approved a multipart application for 37–41 East 18th Street in the Ladies Mile Historic District on April 1, 2025. The package included replacement of a modern storefront entry, installation of a small canopy and standoff address letters, an occupiable rooftop addition with a sloped standing-seam roof, extension of elevator bulkheads to provide roof access and relocation of rooftop mechanical equipment.
Architect Todd Poisson (BKSK Architects) told commissioners the proposed elevator overrun and parapet infill would be clad to match typical rooftop accretions across the Ladies Mile roofscape and that mechanical equipment would be pushed back to minimize street visibility. A mockup was placed on the roof and the applicant provided multiple street-level sight-line views showing only minimal visibility at a distance behind a varied roofscape.
Preservation and finishing issues: commissioners generally found the volumes and materials acceptable in context but asked the applicant to work with staff to confirm the elevator overrun is the minimum height needed and to provide final samples and finish details for the proposed stained statuary‑metal (dark bronze) storefront infill and canopy. Several commissioners expressed preference that the new finish harmonize with adjacent storefronts if the material is not a true bronze.
Outcome: the commission approved the rooftop addition, parapet infill and storefront changes, with the motion that the applicant supply final height verification and finish samples to staff for review. The vote passed with eight votes in favor and none opposed.
