Historic commission approves facade repairs for 100 S. Main, warns against power washing

The commission voted unanimously to approve the finding of facts and then the certificate requested by petitioner Livia Cenafanti, whose application seeks exterior maintenance and repainting. The application was presented to the commission and discussed at the meeting; city staff and preservation staff recommended approval with conditions addressing cleaning methods.
The commission’s approval included a recommendation that unpainted masonry remain unpainted and that cleaning be done with a mild detergent and hand-bristle brush rather than high-pressure power washing. Blake (preservation staff) told the commission: “It can harm the brick, essentially,” and recommended an attended, mild-detergent brush cleaning to avoid chipping or other damage.
Commission members noted that the work is largely maintenance and that the proposed colors would be similar to the existing palette. City staff noted the project’s estimated cost was shown in the application as “over 800” (amount not specified in the record) and that the restoration grant being pursued could cover up to one-half of the qualified costs.
The commission also completed the grant grading for the project and recorded a final score of 60 points; staff said they would forward that score to redevelopment for the Asaad restoration grant program review.
The commission recorded the following formal actions: a motion to state the finding of facts for approval of petition 2505 and a motion to approve the certificate of appropriateness for petition 2505. Both motions passed on roll calls of commission members present.
The commission closed public comment and moved on to the next agenda item. Staff said any additional scope items beyond the approved exterior work would be returned to the commission for further approval.
The commission’s approval allows the applicant to proceed with the exterior work under the conditions noted; grant funding, if awarded, would be determined later by the redevelopment office.
