Council committee clears annexation for warehousing site; developer plans 13,000‑sq‑ft addition

Planning staff presented an annexation request from Fort Wayne Logistics LLC for about 8.9 acres near Edison Road and Sundown Road on April 28. Skimarell, principal development planner, said the site contains two buildings totaling about 43,000 square feet and the petitioner seeks to annex the property, add roughly 13,000 square feet to the west building and use the site for warehousing.
“Water is available on Edison Road just to the south,” Skimarell said, and she noted the nearest public sewer lies about 2,000 feet to the south on Ardmore Trail; staff said sewer extension would be the developer’s responsibility and require approval by the Board of Public Works in St. Joseph County. If annexed, the parcel would be added to the city’s First District and served by police beat 24 and fire station 6.
Project representatives (Abbot Marsh Consultants and owner Kevin Bohn) said the site currently uses on‑site septic and that the annexation is requested to access public water for warehousing operations and to increase storage capacity. Kevin Bohn described his business as a distributor of home environment products such as purifiers, filters and small appliances.
There were no public speakers in opposition. A motion to send Bill 14‑25 (annexation) and the associated resolution (25‑24) to the Committee of the Whole with favorable recommendations passed on roll calls (each passed 5 ayes). Planning staff said the annexation would zone the site industrial‑to‑industrial (like‑for‑like) and no immediate city capital improvements are planned.
