Council committee holds public hearing on annexation for Lafayette Falls Phase 1, no objections recorded

The Zoning and Annexation Committee on Jan. 9 held a public hearing on substitute Bill 63-24, a petition by Lafayette Falls LLC to annex approximately 44.6 acres just west of U.S. 31 South for the Lafayette Falls Phase 1 subdivision.
Principal development planner Skimarell (first name not stated) presented the substitute bill and said the annexation area meets state contiguity requirements. The petitioner proposes roughly 111 housing units, primarily single-family dwellings. Skimarell said no city capital improvements are planned at this time and that water and sewer service are available from Stuart Drive and Greasy Lane to the north.
Attorney Richard Nussbaum, representing the petitioner and identifying his office on South Michigan Street, said the developer is Lafayette Falls LLC and identified William Loudon as the LLC principal. Nussbaum said the Loudon family has been active locally for decades as excavators and developers and that the proposed annexation area is contiguous to existing Lafayette Falls development.
Nussbaum said the city is already serving Lafayette Falls Phase 1 with municipal services and that the extension would not create immediate capital demands because services would extend from adjacent development. He described a planned builder (Edwin Allen) with prior work in the city and urged favorable consideration when the matter returns for action.
Committee members asked about emergency services; Nussbaum noted coordination with the city and identified local engineer Chris Kadewski (Abermarsh) in the room to answer technical questions. During the public hearing no members of the public appeared in favor or opposition. The committee closed the public hearing; further action will follow the statutory annexation process.
