Redevelopment commission awards interior demo contract and approves consultant, maintenance contracts for Woodland Crossing

Mary Kaska, assistant director of community development, told commissioners the interior demolition of the Big Lots space is needed to prepare the unit for a new tenant. The commission voted to award demolition services to Ancon Construction and to appropriate $148,917 from the consolidated TIF to cover the cost; staff said the contract documents had been reviewed and authorized officers were directed to execute the agreement.
Kaska also described a proposed extension of consulting services with Neighborhood Evolutions to continue work on entitlements, condo development, land division and tenant fill activity. The extension covers two parts at $9,500 per month each over nine months for a total contract amount of $171,000. Staff proposed funding the services with $85,500 from consolidated TIF for part 1, $40,500 from consolidated TIF for part 2, and $45,000 from Woodland Crossing’s operations special account; commissioners approved the employment and appropriation by motion and voice vote.
Separately, the commission approved a parking-lot sweeping contract with Best Sweep Specialist to provide sweeping services at Woodland Crossing; staff said the expense is recoverable through common-area maintenance (CAM) contributions from tenants and will be paid from the CAM budget deposited into the operating account. The commission also approved a seven-month landscaping contract with MAC Property Services for mowing, edging and trimming from the meeting date through Nov. 30 and appropriated $16,684.64 from the operations account to fund that work.
Why it matters: the actions are part of a larger effort to ready commercial space at Woodland Crossing for new tenants and to maintain the property’s common areas. The demo contract follows an asbestos-related removal and is intended to prepare the interior for build-out; the Neighborhood Evolutions engagement is intended to guide entitlements and space transformation.
All of the contracts and appropriations were approved by voice votes; meeting remarks indicate staff reviewed agreements and identified appropriate funding sources (consolidated TIF, Woodland operations special account, and CAM/operating account).
