The Kokomo City Zoning Appeals Board approved variances that let homeowners construct a 36-by-72-foot pole barn at 2331 South 200 East in an R-1 zone.
Lucas Reese of All Seasons General Contracting presented the petition on behalf of the property owners, describing the parcel as large and saying the pole barn is for vehicle storage. He told the board the property already contains two accessory structures and that the proposed pole barn, combined with the existing structures, would fit on the site without encroaching on setbacks or recorded easements.
Staff recommended approval, saying the property and surrounding lots are large rural-style parcels with adequate setbacks and that the structure would be located to the rear of the home. Board members asked about driveway location, distances from property lines and whether the petitioner could consolidate or remove existing sheds; Reese said one of the existing sheds could be removed if required to secure approval.
A board member noted that if the lot were in the county it would be zoned rural residential, which allows more accessory structure square footage, and staff noted the roughly 10‑acre size was considered in the review. The motion to approve case P10-B-25 carried on a voice vote.
Less-critical details: staff said the structure will meet setback standards and will not create safety hazards or block road vision; the petitioner said driveways may run up to the property line.
