The Kokomo City Board of Zoning Appeals approved a variance to allow a proposed residential lot at 4376 South 50 East to be created without connection to municipal water.
Petitioner Wyatt Johnson told the board the area was annexed into the city after many nearby homes had private wells and that Indiana American Water does not have service close to the proposed lot; the nearest water line is more than 1,700 feet away, he said, making extension costly and requiring easements from adjoining owners. Staff told the board the lot is large enough to support a septic system and noted the neighborhood is rural residential with other lots on wells.
Board members clarified (and staff agreed) that the relevant requirement concerns connection to municipal water; the petitioner reported that the proposed lot would be about five acres and that it is the last of three lots being created from the parent tract. The petitioner said a letter from the sewer authority indicated permission to connect to the local grinder/sewer system if needed.
After discussion, the board voted to approve the variance and adopt the petitioner’s findings as the board’s findings. The motion passed by voice vote.
