Council approves design review for five-building flex-space campus near Stateline Road

The Southaven Board of Aldermen approved a design-review application for a flex-space commercial campus on First Commercial Drive, south of Stateline Road and on the west side of Highway 51.
Planning staff Whitney Cook presented the project as a five-building campus composed of smaller tenant bays — three spaces per building — intended to provide smaller heavy-commercial units for businesses such as electricians and plumbers that do not require large warehouse footprints. Cook said the project includes changes to materials, landscaping and decorative lighting; the site was previously merged in 2021 and had passed through the planning process earlier. The planning commission voted unanimously to recommend approval.
On the floor, Alderman Hoot moved to approve the design review; Alderman Jerome seconded. The motion passed by roll call, with votes recorded in favor during the meeting and the item recorded as approved.
The approval allows the developer to proceed with the approved materials and landscaping shown to the council, including the decorative lighting and the updated modern design elements described by planning staff. The project is intended to increase the inventory of smaller commercial bays for trade contractors and other light industrial uses in that corridor.
