Commission approves Market Street rezoning for bakery and upper-floor apartment

The commission recommended approval of a rezoning at 1513 Market Street to permit a two-story mixed-use building with a bakery, deli and coffee shop on the ground floor and a residential apartment above.
Planner Tim Ackland said the parcel previously fit the former TND-general district and the applicant revised the proposal for the new TND-specific standards. Ackland said the project underwent design review and the applicant used traditional storefront proportions, flat rooflines and compatible materials to match neighborhood commercial character; staff recommended approval.
Ackland noted the applicant already operates a business across the street and intends to relocate a bakery business into the new building while occupying the upper-floor apartment themselves. On a motion moved by the commission chair and seconded by Commissioner Trost, the commission voted to recommend approval; the chair announced the motion passed unanimously.
