Commission approves Scenic View cottage community; planners debate sidewalk, parking and density

The Jefferson County Planning and Zoning Commission approved PR225003 for the Scenic View cottage community, a proposal to redevelop a roughly 2.7-acre former mobile-home park at 1 Scenic View Court in Arnold into 22 small single-family homes (described in the application as 400–800 square feet each) arranged as a single parcel development under PR2 zoning.

Planning staff presented the case and recommended approval with conditions and regulatory requirements. Staff described the property as vacant, previously containing roughly 17 mobile-home pads, and noted the petition proposes 22 home sites with a range of unit sizes and a single access point. Staff highlighted three notable items: the proposed unit sizes, a requested modification (variance) to the county requirement for 5-foot sidewalks, and parking expectations.
