The Jefferson County Planning and Zoning Commission on an unspecified date approved PC 2502, a request to rezone roughly 2.5 acres at 146 Fiedler Lane from single-family residential (R7) to Planned Commercial and to approve a development plan that identifies outdoor mini-golf as the intended use.
Staff told the commission the site, formerly the location of a residence and now vacant, adjoins the Wow Entertainment development to the east and would expand that approved commercial footprint. Planning staff recommended approval with conditions, and noted that final occupancy for the approved Wow Entertainment site will not be issued until any shared infrastructure is installed. Staff also noted a required boundary-line adjustment to eliminate an interior lot line (condition 5 in the staff report).
Petitioner Bill Bierman, who said his team returned with a revised plan after an earlier denial in September, described the request as a phased expansion of the existing commercial project. "We went back following the denial in September and met with our team and our consultants ... we're here this evening seeking approval for this, I'll call it phase 2 of the development," Bierman said.
Commissioner Tuggle moved to approve PC 2502 with staff recommendations; Commissioner Sparks seconded the motion. The motion passed and the commission approved the rezoning and development-plan request. The transcript records the motion, second and a voice vote; a numerical vote tally was not specified in the record.
Why it matters: The approval allows a defined entertainment use—outdoor mini-golf—to proceed on a parcel previously proposed for non-specified commercial uses. Because the development adjoins an already-approved commercial site, staff said approving the plan could extend services and amenities to nearby residents, but also flagged site-development review and code compliance steps that must follow before final occupancy is granted.
What remains: The approval is conditioned on items listed in the staff report, including the boundary-line adjustment to combine parcels where required and completion of any shared infrastructure before occupancy. The project must still complete the county site-development permit process to satisfy stormwater, parking and other Unified Development Ordinance requirements, the staff presentation said.
Votes at the meeting: The transcript documents the motion to approve PC 2502 with staff recommendations; the recorded vote is described in the minutes as an approval after the motion and second. The transcript does not include a roll-call tally for this action.
