Council approves Rehoboth Family Storage conditional use after amendments

Sussex County Council on Feb. 25 voted to grant a conditional use for Rehoboth Family Storage LLC to build a mini-storage facility with offices on a 6.68-acre parcel in Indian River Hundred, approving several amendments intended to reduce neighborhood impacts.
County counsel read the short title for Conditional Use No. 24-69, and Councilmember Gruenbaum proposed four amendments to the draft conditions. Her amendments required that perimeter fencing be vinyl-coated and sited behind the perimeter landscape buffer, added a 30-foot perimeter landscape buffer with protective tree fencing, limited all structures on the site to one story, and required earth-tone colors and a specific office façade treatment as shown in the applicant's renderings.
Each amendment was seconded and passed on council votes. After the amendments were adopted, the council voted to approve the conditional use as amended. Councilmembers who announced their votes on the record included Mister McCarran, Mister Lloyd, Miss Gruenbaum and Mister Riley, all recorded as voting yes.
The approved order grants the conditional use in an AR-1 agricultural/residential district for a mini-storage facility with offices and applies the conditions as amended by the council. County staff and the planning commission record, including the reasons for the planning commission's recommendation and conditions, were entered into the record as part of the approval.
The applicant must comply with the approved site plan and the conditions (now listed as conditions 9(a) through 9(o) as amended) before obtaining final permits; the site plan and specified materials, fencing and buffering must be shown on preliminary and final plans submitted to county staff.
