The Town of Brookhaven planning board on April 24 approved an application to amend restrictive covenants for a property at 29 Silas Woods Road in Manorville, allowing an increase in permitted clearing from 36% to 45% to accommodate a proposed addition to the existing residence.
Planning staff said the property is covered by restrictive covenants recorded in 1995 that limited clearing to 36% and required a 30-foot natural buffer along the eastern property line. The applicant requested the larger clearing area to create space for a residential addition; the planning department recommended approving the increase to 45% with four staff‑recommended conditions.
Tracy Sholeski of Beach Expediting, representing the applicant, said the owner agreed to the conditions listed in the staff recommendation. The board voted to close the public hearing and then to adopt the amendment with staff recommendations as covenants and conditions of the approval. The motion passed with the board recording “motion carries.”
