The Alpine City Planning Commission unanimously recommended approval of a conditional‑use permit for a guest house on a multi‑acre property at 1831 North Fort Canyon Road.
Planner Ryan Robinson told the commission the owner, Mary Young, owns multiple contiguous parcels that together meet the city’s five‑acre minimum for a guest house under the code. "She meets the requirement of having at least five acres," Robinson said, and staff confirmed setbacks, driveway access and other standards required for a guest house are met on the site plan.
Robinson noted the property is steep to the west, reducing the likelihood of additional development on the larger parcel, and the proposed guest house location is more than the required 30 feet from the primary dwelling. The driveway will use the same access as the primary residence, and utilities were proposed to be shared; if the guest house lies within 300 feet of a sewer line the City Council has authority under state and local rules to require connection to municipal sewer, Robinson said.
Commissioners did not identify outstanding concerns and asked staff to include any necessary standard conditions with a recommendation to the City Council. The Planning Commission voted unanimously to recommend approval of the conditional‑use permit as proposed.
What’s next: The recommendation will be forwarded to the City Council for final action. If required, City Council may consider whether the guest house must connect to the municipal sewer system if the property is within the city’s hookup distance.
