The Alpine City Planning Commission on March 4 unanimously approved a proposed buildable‑area adjustment for Lot 36 in the 3 Falls subdivision at 2458 North Mountain Spring Court, an administrative item that does not grant setback or height variances.
Ryan Robinson, city staff member, told commissioners the applicants requested a modest shift of the recorded building envelope (approximately 15 feet) to preserve mountain views from the house while still meeting code-required setbacks and height limitations. Robinson said the lot previously received a geotechnical report in August 2023 and that Shane, the city’s acting engineer, reviewed the reports and found them satisfactory for the requested adjustment. “Shane … said he’s looked at these GeoTech reports and found them … satisfactory for this as well,” Robinson said.
Staff also presented a letter confirming the homeowner association had no objection; staff said the nearest potentially affected neighbor is a combined larger lot to the north and that no formal neighbor opposition was on file. Robinson emphasized that any future building permit will still be required to meet all setbacks, height, drainage and other subdivision and code requirements.
Commissioner Greg Butterfield moved to approve the proposed buildable‑area adjustment for Lot 36 in 3 Falls; Commissioner Jeff Davis seconded. The motion passed unanimously among commissioners present.
Staff will record the amended plat if the applicant proceeds; the administrative approval applies only to the buildable-area adjustment and does not exempt the applicant from later permitting, geotechnical or irrigation plan requirements.
Recorded motions and approvals were strictly for the envelope shift; commissioners reiterated that stormwater, septic/culinary-water and other technical reviews remain part of the subsequent permit review process.
