The Alpine City Council unanimously approved a conditional use permit May 13 for a guest house at 1831 North Fort Canyon Road, allowing a second dwelling on the parcel under the city's CE-5 zoning rules.
Staff said the applicant has assembled sufficient acreage (greater than 5 acres) to meet the zoning condition for a guest house and that the site plan meets setback and other code requirements for such accessory dwellings. Planning staff noted the property sits where a sewer stub was installed when nearby development occurred; staff recommended the council require connection of both the primary home and the proposed guest house to the city sewer, rather than adding another septic system proximate to Fort Creek.
Council and staff also noted that any new construction must meet fire and access standards, including driveway turnaround and road-engineering requirements for apparatus access; those details will be reviewed and enforced at building- and site-plan stages.
Councilman Kelly Law moved to approve the conditional-use permit with conditions that the homes connect to city sewer and that building and fire-code requirements be met and reviewed by the fire chief and staff; Councilwoman Chrissy Hanneman seconded. The motion passed on a 5-0 roll-call vote.
